Shopping centre morphologies in transition: towards a morphological typology of retail synergies

This paper explores emerging spatial forms of shopping centres (evolved or planned agglomeration of shops). The twentieth century shopping centre development was largely towards car dependency, with the rise of the ‘suburban mall’ and ‘power centre’ (big box store cluster) and the decline of the ‘main street’. Retail landscape, however, increasingly forms synergies between these three retail types, giving rise to new shopping morphologies. These retail synergies are not well investigated in the existing research, with limited coverage of synergistic types and cities. In an attempt to address the research gaps, a morphological typology of shopping centres is conducted, using 100 cases of contemporary retail synergies from 55 cities with a broad global spread. A wide range of synergies between the main street, suburban mall, and power centre is identified: from simple combinations between any two types to highly experimental and complex assemblages comprising two or more synergies. These three retail types thus show a strong capacity for changes and adaptations, which may foster the resilience of shopping centres amid the recent mass-closing of brick-and-mortar shops; the ‘retail apocalypse’.
